Metal roofing questions, answered
32 questions homeowners ask before an Interlock® roof in Florida, each answered in the first sentence.
How it works
What Metal Roofing Florida does, and what it does not.
Who is Metal Roofing Florida?
Metal Roofing Florida is how Florida homeowners get the Interlock® aluminum roofing system. It supplies the roof, made by Interlock Roofing, certifies independent roofing contractors on the system and assigns one to your project. The roof carries the Guardian Lifetime Limited Material Warranty, issued by Interlock Roofing. It does not install roofs, hold a contractor license, set prices or name installers on this site.
Does Metal Roofing Florida install my roof?
No. The certified Interlock installer assigned to your project, an independent, Florida-licensed roofing contractor, measures the roof, prices the job, signs the contract with you, pulls the permit and does the work.
What happens after I request a quote?
A certified Interlock installer for your area is assigned to your project and contacts you to arrange a visit. They look at the roof and the deck and give you a written proposal: the price, the profile and color, the deck and underlayment work and the schedule. There is no obligation.
How do I get a price?
From the installer's written proposal, after they have seen your roof. Prices are not published here, because the deck, the shape of the roof, the code that applies at your address and the profile all change the number.
Where does Metal Roofing Florida work?
Florida outside the High-Velocity Hurricane Zone: Tampa Bay, Central Florida, the Gulf Coast, the Treasure Coast and the Panhandle. Miami-Dade and Broward counties are not served, because the Florida Product Approval for the system, NEMO P.E. Evaluated FL7263-R7, is a non-HVHZ approval. Monroe County is reviewed case by case.
Installers, contracts & permits
Who measures, prices, contracts, pulls the permit and installs.
What does "certified Interlock installer" mean?
An independent roofing contractor who has completed the manufacturer's product-installation certification for the Interlock® system. It is not a state certification under Chapter 489, Florida Statutes. The installer carries their own Florida contractor license.
Who is my contract with?
The installer. The proposal, the contract, the price, the permit and the workmanship terms are between you and the certified Interlock installer assigned to your project.
How do I check the installer?
Look the license number up at myfloridalicense.com, the Florida Department of Business and Professional Regulation site, before you sign. The number must appear on the installer's proposal and contract.
Who pulls the permit?
The installer, under their own name. The permit, the inspections and any code questions at your address are the installer's responsibility.
Will you tell me which installer I will get?
The installer is assigned after you send your request. Their name, contact details and license or registration are on their proposal and contract. This site does not list installers.
Can the roof go over my existing shingles?
Rarely. Under section 553.844, Florida Statutes, a reroof permit requires the deck to be re-nailed and a secondary water barrier installed, and both need the old covering off. The installer checks your deck and tells you in the proposal.
Warranty
The Guardian Lifetime Limited Material Warranty, issued by Interlock Roofing, and where workmanship terms come from.
What does the Guardian warranty cover?
The Guardian Lifetime Limited Material Warranty is issued by Interlock Roofing, the manufacturer. It covers the aluminum material and its factory finish against manufacturing defects, subject to the exclusions in the document. The Alunar® coating is warranted for 30 years against chalking and fading beyond stated limits.
What does "lifetime" mean?
The life of the original purchaser, for as long as they remain the registered owner of the home. It is not the life of the house, and it is a limited warranty: the document sets out what is covered and what is excluded.
Can I transfer the warranty if I sell?
Yes, once. The next registered owner is covered to 50 years from the substantial completion date. The new owner sends proof of purchase to the manufacturer within 60 days of the sale, with a $300 transfer fee.
Does Interlock warrant the installation?
No. Metal Roofing Florida does not install roofs and does not warrant the installation. Workmanship terms come from the installer and are written into their contract; the Guardian warranty does not cover workmanship.
Does the warranty cover hail?
It covers splitting, cracking and perforation of the panels from hailstones 1.5 inches in diameter or less. Other hail damage, such as cosmetic dents, is excluded.
What does the 120 mph figure mean?
The manufacturer warrants wind resistance up to 120 mph when installed to manufacturer specification. It is a warranty figure, not a building-code rating; the design wind pressure for your roof comes from the code that applies at your address.
Profiles & materials
The looks offered, and what the panels are made of.
Which profiles are offered in Florida?
Slate, Cedar Shingle and Shake, all in heavy-gauge aluminum and all listed in Florida Product Approval NEMO P.E. Evaluated FL7263-R7 (Slate and Cedar Shingle under its Shingle/Slate listing). The approval also lists a Diamond and a Hidden Fastener Tile profile.
Is standing seam offered?
No. Standing seam is not listed in Florida Product Approval NEMO P.E. Evaluated FL7263-R7, so it is not offered through Metal Roofing Florida.
What is the roof made of?
Aluminum, 3105-H24 or 3003-H24 alloy to ASTM B209, with roughly 95% recycled content, finished in the Alunar® fluorocarbon (PVDF) coating system. Interlock Roofing makes the panels in North America.
Why aluminum instead of steel?
Aluminum contains no iron, so it cannot rust, and there is no galvanized layer to wear through. It is also light: the ICC-ES report lists installed weights of 0.41 to 0.59 pounds per square foot for the aluminum profiles.
Product approvals & ratings
The code evaluation, fire, impact and approval documents.
Is the system approved in Florida?
Yes, outside the High-Velocity Hurricane Zone. Florida Product Approval NEMO P.E. Evaluated FL7263-R7 evaluates the system for the 8th Edition (2023) Florida Building Code and lists the Shingle/Slate, Diamond, Shake and Hidden Fastener Tile profiles, with design pressures set by profile and fastening. The installer submits it with the permit.
Is the system building-code evaluated?
Yes. ICC-ES evaluation report ESR-1790 covers the aluminum Shingle, Diamond, Shake and Hidden Fastener Tile profiles for the 2009 through 2021 International Building Code and International Residential Code. The report is hosted on the proof page.
Is it fire rated?
Class A Fire Rated Available, as a complete assembly: under ESR-1790 the roof is a Class A assembly when it incorporates GAF VersaShield® fire-resistant deck protection installed per ICC-ES report ESR-2053. Over a self-adhered underlayment the assembly is nonclassified.
Is it impact rated for hail?
Yes. UL 2218 Class 4, the highest impact class, verified by Intertek for Delta Building Products, on the Slate, Cedar Shingle, Shake and Mediterranean Tile profiles.
Florida code, insurance & HOAs
The rules that decide a lot of Florida roof projects.
Are Miami-Dade and Broward counties served?
No. Florida Product Approval NEMO P.E. Evaluated FL7263-R7 is a non-HVHZ approval, and Miami-Dade and Broward counties make up the High-Velocity Hurricane Zone, so Metal Roofing Florida does not serve them. Monroe County is outside the HVHZ and is reviewed case by case.
What is Florida's 25% roof rule?
If more than a quarter of a roof area or section is repaired, replaced or recovered within 12 months, the whole roof or section must meet the current code (FBC Existing Building 706.1.1). Roofs built or permitted under the 2007 code or later may repair only the damaged portion (section 553.844, as amended by SB 4-D).
My roof is more than 15 years old. Can my insurer drop me?
An insurer may not refuse or non-renew a policy solely because of roof age while the roof is under 15 years old. At 15 years or older you may provide an inspection showing at least five years of remaining life (section 627.7011(5), Florida Statutes). The decision is the insurer's; ask your carrier what it needs.
Can a roofer pay or waive my insurance deductible?
No. Florida law prohibits a contractor from paying, waiving or rebating any part of an insurance deductible (sections 489.147 and 817.234, Florida Statutes). You are responsible for your deductible.
Does Metal Roofing Florida help with insurance claims?
No. Metal Roofing Florida does not inspect roofs for insurance purposes, interpret insurance policies, or handle, adjust or negotiate claims. Questions about coverage are between you and your insurer.
Can my HOA stop me from choosing a metal roof?
An association may regulate material, color and profile, but a denial must be in writing and cite the provision (section 720.3035, Florida Statutes). Read your community's architectural rules before you apply.
