How does a roof replacement work through Metal Roofing Florida?

It starts with a request: a minute online or a call to the toll-free line. Metal Roofing Florida assigns a certified Interlock installer for your area, who visits, measures the roof, looks at the deck and framing where they can, goes through profiles and colors with you, and gives you a written proposal under their own business name. Anything that needs attention underneath belongs in that proposal, not in a change order later.

On install day the Interlock® aluminum system goes on: panels that lock to each other on all four sides with the fasteners concealed, so there is no exposed screw head or loose edge for wind and driven rain to work on. The Guardian Lifetime Limited Material Warranty, issued by Interlock Roofing, covers the material and finish.

Tear-off or roof-over?

Cedar shingles and shakes, concrete or clay tile and natural slate always come off. A single layer of asphalt shingles can be roofed over only after inspection, where the deck is sound and local code permits: no rot, no soft decking, nothing trapped underneath that should come out. If it isn't suitable, the tear-off is in the written proposal from the start.

Florida law also decides how much of a partly damaged roof must meet the current code. Under s. 553.844(5), a roof built or replaced under the 2007 Florida Building Code or later needs only the repaired or replaced portion brought to current code, even when that is 25 percent or more of the roof. The installer and your building department apply the rule to your house.

What can replace asphalt, cedar or tile?

Slate, Cedar Shingle and Shake, all aluminum, at about 0.41 to 0.58 lb per square foot installed depending on profile (ICC-ES ESR-1790), a fraction of the weight of slate or concrete tile. Every profile needs a minimum 3/12 roof slope.

This site offers one roofing system. If you're comparing it with an asphalt re-roof, you're comparing a roof you'll replace again with one built not to need it.

Built for Florida weather

Florida has taken 110 hurricane strikes from 1851 to 2004, 35 of them major, more than any other state (National Hurricane Center). That is why the approval matters: NEMO P.E. Evaluated FL7263-R7 records the tested design pressures for the Interlock® panels under the 8th Edition (2023) Florida Building Code, and wind resistance is warranted to 120 mph when installed to manufacturer specification.

Sun, humidity and salt air do the rest of the damage between storms. Aluminum absorbs no water and has no steel to rust, and the Alunar® finish carries a 30-year coating warranty.

Florida rules worth knowing before you sign

The license: Florida licenses roofing contractors under Chapter 489. Look the installer's license up at MyFloridaLicense.com; a contract entered into by an unlicensed contractor is unenforceable by that contractor (s. 489.128).

The deposit: a contractor who takes more than 10 percent of the contract price as an initial payment must apply for the permits within 30 days and start work within 90 days after the permits are issued, unless there is just cause or you agree in writing to a longer period (s. 489.126).

Insurance: a contractor may not offer a rebate, gift, cash, coupon or a waiver of your insurance deductible for allowing a roof inspection or making a claim, and a roof contract must carry notices about it (s. 489.147). Metal Roofing Florida plays no part in insurance claims; coverage questions are between you and your insurer.

What does the warranty cover, in plain language?

The Guardian Lifetime Limited Material Warranty, issued by Interlock Roofing, covers material and finish for the original homeowner while they own the home, and transfers once: the second owner is covered to 50 years from substantial completion. Workmanship is excluded from it; the assigned installer gives their own workmanship terms in writing. Ice damming is a stated exclusion. Read the full terms before you sign.

Wind resistance is warranted to 120 mph when installed to manufacturer specification.

Questions, answered

How long does a roof replacement take?

It depends on the size and complexity of the roof and what is underneath. The assigned installer gives you an estimated install window in the written proposal, before you sign.

Do I need a permit to replace my roof in Florida?

Yes, a full reroof is permitted work in Florida. The assigned installer pulls the permit under their own Florida license, and the inspector checks the work against the code and the product approval, NEMO P.E. Evaluated FL7263-R7.

Can a metal roof go over my shingles?

Sometimes, only after inspection: a single layer of asphalt can be roofed over where the deck is sound and local code permits. Cedar, concrete or clay tile and natural slate always come off.

Where is roof replacement available in Florida?

Florida outside the High-Velocity Hurricane Zone: Tampa Bay, Central Florida, the Gulf Coast, the Treasure Coast and the Panhandle. Miami-Dade and Broward counties are in the High-Velocity Hurricane Zone and are not served, because NEMO P.E. Evaluated FL7263-R7 is a non-HVHZ approval.
